Tankless isn't automatically the right call for every house — a single-bathroom house with modest hot water use sometimes does fine with a tank. How the visit goes

We start by looking at what's already there: gas line size and route, vent path, electrical panel capacity if electric is on the table, and where the water lines come in. For a straight swap where a tankless replaces a tankless, it's often a same-day job. For a tank-to-tankless conversion, the gas line usually needs to be upsized (tankless units draw a lot more BTU at peak than a tank ever does) and a new vent run through the wall or roof, plus a condensate drain for high-efficiency condensing models. We size the unit to your actual fixture count and incoming water temperature, not just the square footage of the house, pull the permit, do the work, and get it inspected.   • Gas line size and length — an undersized line has to be upsized, which means new pipe, not just a bigger meter.

  • Electrical — electric tankless units often need a subpanel upgrade; gas units need at least an outlet for the control board.
  • Water quality accessories — a scale filter or softener add-on if you're on well water or in a hard-water pocket.
  • Retrofit vs. new construction — pulling a tank out of a tight closet takes longer than roughing in a tankless during a remodel.

What's specific to Portland houses and water

Portland's water comes off the Bull Run watershed and is naturally soft — low mineral content compared to a lot of the country.
