What's different about plumbing in Troutdale?
Troutdale is a mix of two very different housing stocks, and it changes what we expect to find under a house.
Around historic downtown, the Sandy River, and the older streets near Beaver Creek, homes date back decades — original galvanized supply lines, cast iron or clay sewer laterals, and water heaters shoehorned into small closets or crawlspaces. Being this close to the Sandy River and the Columbia also means a higher water table in spots, which shows up as slow crawlspace drains, sewer lines with root intrusion pulling toward moisture, or sump situations we don't see as often in drier parts of the metro.
Farther out toward the subdivisions off Stark Street, 257th, and the newer development near the interstate, houses are 20 years old or less, built to modern code with PEX or copper and proper cleanouts. The work there is usually less about old-pipe failure and more about fixture upgrades, water pressure complaints (Troutdale's elevation changes across the city can affect pressure), and remodels.
Either way, winter matters here. Troutdale gets colder overnight temperatures than close-in Portland because of the Gorge wind funnel, and exposed pipe in crawlspaces or garages on the east side of town is more exposed to freeze risk during a cold snap than the same pipe in Southeast Portland.
