What is a hot water recirculation pump?
It's a small pump, plus a control, that moves hot water through your existing hot water line (usually paired with a dedicated return line, or using the cold line as a return with a crossover valve at the farthest fixture) so hot water is already sitting at the tap when you turn it on. Without one, the water sitting in the pipe between uses has cooled off, and you run the tap until it clears — that's the water and the wait you're trying to get rid of.
Controls vary. Some run on a timer, some sense temperature (aquastat), and some are on-demand — a button by the sink or a phone app that kicks the pump on for a minute or two before you shower. On-demand systems use less energy and less water than always-on ones, which matters if your heater is a tankless unit.
When do you actually need one?
- The bathroom farthest from the water heater takes 45–90 seconds (or longer) to run hot.
- You've added a suite, ADU, or second-floor bath during a remodel and the run to it is long.
- You're on a well or septic and want to cut wasted water down the drain.
- You've got a tankless water heater and want it to feel instant at every fixture, not just the closest one.
If your hot water is slow at every single fixture, including the one right next to the heater, that's usually a different problem — sediment in an aging tank, a failing element, or a pressure issue — and worth a look under water heater repair & installation or water pressure problems before you spend money on a recirc system.
How the visit goes
We look at your existing plumbing layout first — where the water heater sits, how the hot line runs, and whether there's already a return line (common in some newer Portland-metro construction, rare in older houses) or if we're using a crossover valve instead. We check whether your water heater — tank or tankless — is recirc-ready or needs a compatible fitting kit.
Then we talk through control options: simple timer, aquastat, or on-demand button, and where that button or app control makes sense for how you actually use the house. Installation on an existing system is usually a half-day job. If we're adding a dedicated return line through finished walls or a crawlspace, that takes longer and we'll walk you through the access points before we start.
What affects the price
- Return line or crossover valve. A dedicated return line (best performance, more work) versus a crossover valve at the farthest fixture (less invasive, slightly less efficient).
- Tank or tankless. Tankless units often need a specific recirc-ready model or a compatible add-on kit; not every tankless unit supports it out of the box.
- Control type. On-demand controls cost more upfront than a basic timer but save on the energy and water an always-on pump uses.
- Access. Crawlspace, unfinished basement, or open attic access is straightforward. Running new line through finished walls or a slab costs more.
- Distance and layout. A single-story ranch with the heater central is a simpler job than a two-story with the heater in a detached garage or ADU.
What's specific to Portland houses and water
A lot of the Portland metro's housing stock — the 1940s–1970s ranches and bungalows in Southeast and outer Portland, the split-levels in Beaverton, Gresham and Milwaukie — was built with the water heater in a garage or basement and long, straight pipe runs to bathrooms added later or at the far end of the house. That layout is exactly where a recirc system earns its keep.
Portland's water, sourced mostly from the Bull Run watershed, is soft and low in mineral content, so scale buildup inside the pump and lines is less of a concern here than in hard-water regions — pumps tend to last. The bigger local factor is age of the house: older galvanized supply lines restrict flow more than copper or PEX, so if your line to the far bathroom is still galvanized, we'll flag that during the visit, since a recirc pump won't fix a flow problem, only a wait problem.
